The requirement to regularly check a premise's fire doors is not new.
Fire door checks should be undertaken as part of your premises routine in-house fire safety inspections, with a sensible frequency being dictated by the premises type, use and occupancy, and in some cases advised by a fire risk assessment.
For example, the checking of fire doors within lower risk small shops or offices may be every 6-12 months, however in higher risk residential care home premises monthly inspections would be more appropriate.
Under the Regulatory Reform (Fire Safety) Order 2005 (as amended), commonly referred to as the FSO, a Responsible Person must ensure fire doors are maintained in good working order.
The introduction of the Fire Safety (England) Regulations 2022 has now placed additional mandatory legal duties on a Responsible Person with stated periodic fire door checks being required for all residential accommodation type buildings over 11 metres/ or 5 storeys in height.
Communal area fire doors must be inspected every three months, and flat entrance doors annually on a 'best endeavours' basis.
These checks seek to identify damage, ensure correct installation, and confirm the functionality of components such as self closing devices, combined intumescent strips and cold smoke seals etc.
Properly maintained fire doors are essential for compartmentation, preventing fire and smoke from spreading, and providing occupants crucial time to evacuate safely.
